Facilities Tech
Santa Clara, CA 95054
- Salary Based on Skills and Experience $27-32 an hour
Facilities Tech 1
ESSENTIAL JOB FUNCTIONS AND SPECIFIC DUTIES:
- Maintain a professional image
- Communicate effectively with clients and office personnel in person, by email, or via phone
- Follow all safety policies and procedures
- Inform the supervisor of potential safety hazards or unsafe practices
- Maintain a DMV record acceptable to the employer's insurance carrier
- Submit completed paperwork on time, including, but not limited to: work orders, timecards, receipts, reimbursements, and monthly reports
- Abide by company policies regarding break and meal periods
PHYSICAL REQUIREMENTS INCLUDE:
- Ability to push, pull, and carry up to 50 pounds
- Ability to stoop, crouch, bend, kneel, and climb
- Ability to climb stairs and ladders frequently throughout the workday
- Ability to stand for an extended time.
- Manual dexterity to safely utilize necessary tools
- Ability to reach overhead for extended periods
- Visual acuity to read emails, drive a motor vehicle, and safely perform tasks
- Ability to see and identify electrical wiring colors
- Ability to communicate with customers and the office in person and by phone
Facilities Tech 2
ESSENTIAL JOB FUNCTIONS AND SPECIFIC DUTIES:
- Identify and change different types of lightbulbs (LED-T8-BR-MR-etc)
- Must display Proper and Safe ladder use
- Able to clear drain clogs on secondary plumbing lines up to 2”
- P-trap replacement and minor plumbing repairs
- Painting and paint prep> color matching-touch up and masking off of surfaces
- Ceiling tile replacement and ceiling tile fit-cutting
- Drywall repairs and prep> up to 1” and possess the ability to texture match within range Caulking and sealing of joints
- Hanging of whiteboards and artwork > ID power and Studs
- Install lockboxes and swap lockbox codes
- FLS> FACP operation-PIV/FDC/OS&Y knowledge
- FLS> Able to complete or assist in monthly, quarterly, and annual FLS (FIRE LIFE SAFETY) Req's
- FLS> Sign off on extinguishers/E-lights/exit devices
- Ability to Power wash safely
Electrical
- Outlet and switch replacement
- Bulb and ballast/driver replacement
- Light sensor (occ or photo) replacement
- Light fixture replacement
- LED retrofitting
Plumbing
- Install of larger fixtures> disposals, dishwashers, water dispensers
- Install smaller fixtures> faucets/soap dispensers
- Sloan valve repair and replacement
- Install and repair/replacement of water line filters/parts
- Install and repair auto flush, auto dispense, and auto faucets.
- Keep Clear and maintain rooftop drains (after taking and passing fall training)
- Fixture repairs to but not limited to Pressure assist toilets, and most plumbing fixtures.
Hardware/General Repairs/Flooring
- Repair and replace door closures and lockset hardware
- Office furniture assembly and relocation
- Window and door boarding up (post window/door breaks)
- Flooring repairs (tile/carpet tile-spot repairs)
- Baseboard installation and repairs (wood/vinyl-spot rep/installation)
Equipment/Tools
- Safe operation of a lift/boom up to 30' (fall safety training required)
- Safe operation of power tools (electrical, battery, and gas-operated)
Facilities Tech 3
ESSENTIAL JOB FUNCTIONS AND SPECIFIC DUTIES:
- Must possess all Facilities Tech 2 capabilities as well as:
Electrical (LOCK OUT TAG OUT TRAINING NEEDED)
- Replace 15/20a breakers as needed (LOTO training required)
- Run wire (conduit/flex/MC)
- Install and repair lighting sensors/Photo cells/exterior lighting controls
Plumbing
- Solder ½-1” copper piping and valves (Mapp)
- Repair secondary drain lines (1.5-2”)
- Install hot water heaters up to 30 gallons (insta-hots as well)
- Locate and identify shut-off valves
- Demonstrate an understanding of boiler operation (supply/return)
- Demonstrate an understanding of VAV/boiler operation/purpose. (re-heat/Iso valve/strainers)
- Demonstrate an understanding of Domestic water booster systems (psi/iso-valves/bypass/bleed-off)
Hardware/General repair (examples include but not limited to)
- Warehouse floor painting and striping
- Stucco repairs
- Wood staining> prep, application, and seal (if needed)
- Warehouse insulation re/staple and replace
- Commercial door repairs (thresholds/seals/hardware)
HVAC
- Thermostat operation and setting (either manual or Client)
- Ability to identify supply and return
- Ability to identify fire dampers
- Ability to identify Chillers/boxcars and disconnects
- Ability to identify control air compressors (VAV)
- Ability to identify VAV boxes/actuators
Access Control(s)
- Key card/Key FOB programming
- Access control system maintenance
- General system administration
